11.1 This sale is made 'As Is Where Is!' without legal representations and warranties. At the sole risk and peril of the purchaser with no possibility of legal recourse.
11.2 At clause 4.1 sale is subject to GST plus PST.
11.3 Sold per the submitted plan for new cadastre at the land registry of Quebec. See attached annex A.
11.4 Clause 5.1 closing will take place 60 days following a signed notice of fulfillment of conditions and/or 10 days following the notary receipt of new cadastre from the land registry of Quebec.
11.5 Clause 5.2 occupation date at time of act of sale. Or can be negotiated prior to the act of sale to subject to fair market value and operating expenses including the following but not limited to rent, insurance, hydro electricity, operating expenses etc...
11.6 At the time of a mutually accepted promise to purchase, the seller will have 60 days to submit and receive the new cadastre from the land registry of Quebec. If the new cadastre is not received within 60 days, a 30 days extension will immediately be applied by mutual consent or the promised to purchased will become null and void. The lot dimension is subject to the new cadastre from the land registry of Quebec.
11.7 Access Servitudes to be created within 60 days of a mutually agreed promised to purchase. If the access servitude is not created within 60 days a 30 days extension will immediately be applied by mutual consent or the promised to purchase becomes null and void.
